Frequently Asked Questions
How does this work?
Our property tax report analyzes your property's current valuation by HCAD (Harris County Appraisal District) and compares it to similar properties in your area. We use the same methodology that professional property tax consultants use to determine if your property is overvalued.
If our analysis shows that your property is overvalued, you may be able to save money by protesting your property taxes. The report provides you with the data you need to make an informed decision.
How are comparable properties selected?
We identify comparable properties based on several factors:
- Properties in your neighborhood or nearby areas
- Similar square footage (within a reasonable range)
- Similar property characteristics and condition
- Recent sales and valuations
The median price per square foot of these comparable properties is used to calculate a fair market value for your property, which is then compared to your current HCAD valuation.
What if no comparable properties are found?
In some cases, our system may not find suitable comparable properties for your address. This could happen if your property has unique characteristics, is in a new development, or if there simply aren't enough similar properties in the database. In these cases, you may want to consult with a professional property tax consultant for a more detailed analysis.
How accurate is the tax savings estimate?
Our tax savings estimate is based on the difference between your current HCAD valuation and our calculated fair market value, multiplied by your property's tax rate. While we strive for accuracy, the actual savings will depend on:
- The outcome of your protest (if you choose to file one)
- Any changes in tax rates
- Other factors that may affect your property's assessment
The estimate should be considered a potential savings rather than a guaranteed amount.
How do I use this report?
If our analysis shows that your property is overvalued, you can use the report in several ways:
- Submit it as evidence in your property tax protest
- Share it with your property tax consultant
- Use it as a reference when negotiating with the appraisal district
The report includes detailed information about your property, comparable properties, and our valuation methodology, which can strengthen your case for a lower assessment.
